Shoreline Management Real Estate Specialist (Smith Lake)

This position will be located at the Smith Lake Shoreline Office in Curry, AL
POSITION SUMMARY
The Real Estate Specialist position will be primarily responsible for ensuring that Alabama Power Company’s (“APC”) FERC hydro license shoreline management plan, public recreation plan, and public education plan are effectively being carried out at APC’s Smith Lake reservoir along the Black Warrior River and will also be responsible for protecting APC’s land and land rights on this reservoir. This position will also provide shoreline management and shoreline permitting, and recreation management support at Lakes Logan Martin, Neely Henry, Weiss, Mitchell, Lay, Jordan, Bouldin, Harris, Martin, Yates, Thurlow & from time to time, as needed.
Major Job Responsibilities Include:
- The primary responsibility for this role is to protect APC’s land and land rights on its Smith Lake reservoir through its shoreline permitting and surveillance programs by way of the following:
+ Maintain excellent communication with colleagues, customers and landowners
+ Establish relationships with internal stakeholders including Southern Company Generation Hydro Services, APC Environmental Affairs, Risk Services and Public Relations Departments, in addition to other teams within Corporate Real Estate
+ Establish relationships with external stakeholders including FERC, the U. S. Army Corps of Engineers, the U.S. Fish & Wildlife Service, and ADEM
+ Perform surveillance and field checks for requests by means of vehicle and/or marine vessel
+ Effectively negotiate and communicate with landowners
+ Be customer service focused
+ Manage multiple projects with minimal supervision
+ Manage workload via information management software
+ Interpret engineering drawings and/or survey drawings and legal descriptions
+ Consistently maintain attention to detail while performing job responsibilities
+ Support storm restoration efforts as assigned

POSITION QUALIFICATIONS
Education & Experience :
- Bachelor’s degree preferred. Relevant work experience will be considered
- Previous experience negotiating with landowners regarding land or land rights highly preferred
- Experience utilizing GIS software highly preferred
Knowledge, Skills & Abilities:
- Knowledge and understanding of land, land rights, and land transactions
- Ability to read and understand engineering sketches, property documents, legal descriptions and drawings
- Ability to operate a marine vessel is required
- Strong oral and written communication skills
- Excellent interpersonal skills and the ability to interface with colleagues, customers, and landowners
- Demonstrated ability to provide excellent customer service
- Demonstrated negotiation and problem-solving skills
- Ability to manage multiple projects with competing deadlines
- Effective and efficient time management skills
- Knowledge and understanding of company’s core business
- Proficiency with Microsoft Office

License and Certifications :
- Valid Alabama driver’s license is required
- Valid Alabama boater’s license is required
Other Requirements:
- Must live within a reasonable commuting distance to Smith Lake Shoreline office in Curry, Alabama or be able to quickly relocate to within a reasonable commuting distance
