Land Record Specialist (Title)

Job Summary:
The Land Record Specialist is responsible for preparing title reports, conducting ad hoc courthouse research, and providing detailed title analysis for Land Acquisition projects. This position will also be responsible for reviewing complex title reports provided by vendors, drafting detailed summaries, and advising agents and project coordinators on methods for obtaining valid easements from affected landowners.
The position is located at Georgia Power Company’s corporate office in Atlanta, Georgia …. or …. at a local Georgia Power Operating Headquarters (specific location TBD by hiring manager) and is subject to the company’s hybrid work policy.
** Travel (up to 75%) may be required with this position to perform courthouse research across the State of Georgia.
Education Requirements:
A high school diploma is required.
A Bachelor of Science or Bachelor of Arts degree is highly preferred.
Licenses & Certifications:
Valid Georgia’s driver’s license
Experience Requirements:
3-5 years of Title, Real Estate or related experience is preferred.
Knowledge, Skills & Abilities:
- Experience preparing title reports (commercial and residential), performing courthouse and online title research, and navigating county tax assessor sites required
- Prior experience preparing title reports in the State of Georgia based on Georgia Title Standards using the GSCCCA (Georgia Superior Court Clerks’ Association) website preferred
- Ability to read and interpret real estate documents, surveys, legal descriptions as well as to analyze and summarize complex title issues for land agents also required
- Ability to work in a fast-paced environment with multiple competing deadlines required
- Ability to travel to county courthouses (i.e., valid driver’s license and personal vehicle) also required
- Excellent organizational, communication (oral and written), and time management skills required.
- Working knowledge of transmission, distribution, substation, and/or generation facilities as well as Southern Company systems (including LIMS 2.0) also preferred
Major Job Responsibilities:
- Prepare standard 50-year title reports based on Georgia Title Standards and internal guidelines for Land Acquisition projects using online GSCCCA records and/or travelling to local courthouses in Georgia Power’s territory
- Analyzing existing complex reports to assist Land Acquisition Coordinators and GPC Legal Department in determining if condemnation for title or probate purposes is necessary
- Performing ad hoc research requests to support Land Acquisition Coordinators
- Develop and maintain beneficial relationships as well as effectively communicate with team members, business partners, key vendors and other stakeholders

This position has been identified as a role that will require the use of a Georgia Power fleet vehicle. The following will be required if you are selected for this position:
- Must have at least one year of verifiable driving experience (Must hold a valid driver’s license for the class vehicle to be operated. Driving permits are not typically considered a valid driver’s license).
- Must have no revocation of driving privileges within the 36 months prior to application, no convictions of major traffic violations (DUI, hit and run, reckless driving, etc.) within the 12 months prior to application, or any pending charges for a major traffic violation at the time of application.
- Must consent to a continuous monitoring of your Motor Vehicle Record
